What You Will Need

Identity & Income Information:

  • Full legal name, Social Security number, date of birth (SSN card copy may be required)
  • Phone number, email, residential addresses for the past 2 years
  • Primary and secondary income sources
  • Government issued photo ID
  • Employer names, addresses, phone numbers for the past 2 years
  • Values of bank, investment, retirement accounts, and other assets
  • Monthly debt obligations
  • VA Certificate of Eligibility (for Veterans)
  • Property address, year built, estimated down payment, purchase price
  • Estimates of annual property taxes, homeowners’ insurance, HOA dues (if any)

Income Information for Self-employed Borrowers:

  • Personal and business federal tax returns for the past 3 years
  • Year-to-date profit and loss statement
  • Complete list of business debts

Credit Information:

  • Letter of explanation for late payments, judgments, collections, etc.
  • Source of funds documentation for large deposits
  • Judicial decree or court order for obligations due to legal action
  • Bankruptcy/discharge papers for all bankruptcies
  • Payment histories for utilities, cable TV, internet, phone, auto insurance, etc.

Income & Tax Documentation:

  • IRS Form 4506T (request for tax transcript)
  • W2s for the past 2 years
  • Pay stubs for the past 30 days
  • Federal tax returns (1040s) for the past 2 years
  • Most recent 2 months’ asset and bank statements (all pages)
  • Written explanation for employment gaps or <2 years of employment
  • Purchase contract signed by all parties
  • Homeowners insurance information, including agent’s name and phone number
